The research process began by applying our standard area score, which includes 10-year growth rates, pipeline supply, inventory (current and forecast), days on market, vacancy rates, off-market ratio, rental yields, rental price trends and job concentration.

From there, we analysed data, at suburb level, on factors such as socio-economic status, property listings, inventory (current and forecast), rental yields, share of properties occupied by renters, vacancy rates and price movements.
